Practical advice for both buying and selling

When selling your home you want it to look it's absolutely best for your potential buyers and for the photos that will be posted on all of the websites.  You want to convey that Wow! factor as soon as they walk in the door.

You only get one chance to make a First Impression 

Make a strong, positive First Impression as the buyer approaches the front entrance.  Remove seasonal decorations, sweep webs, wash or power wash the front walk, and make sure the front door is beautifully and freshly painted.  A simple doormat and a potted plant or two will say Welcome! to my well-kept home!

Stage the rooms that Matter

Not all rooms are considered equal when you are thinking about staging.  Focus on the rooms that have the biggest potential to influence your buyers.  According to the National Association of Realtors, agents say that it makes it easier for buyers to visualize the property as their own. As sellers, home staging will increase the overall value of the home; decreasing the number of days on the market.  The most important rooms are the kitchen, family room, primary bedroom, and basement.  A win-win for everyone.

Depersonalize your space

Buyers want to imagine themselves living there, so the fastest and best way to accomplish this is to present as blank a canvas as you can.  You will want the home to have style and charm but the absence of personal collections indicates the home could be theirs.  This is where, as a home stager, I can be of help.

How to handle Clutter

Everybody seems to have it- and nobody seems to want to see it.  Clutter takes up space, and space is what sells. Make your home look bigger and more desirable by editing down to the basics. When you have nostalgic items that you just can't part with, pack them up and remove them from the house.  You don't have to get rid of them forever:  out-of-season clothes, an extensive amount of kitchen appliances, papers, books, games, framed photos- things you don't need every day. This will help buyers imagine their living here.
