HOME WARRANTY: coverage for both buyers and sellers

 A Home Warranty is a very handy asset for sellers to protect themselves against inspection issues. But more importantly, Buyer Agents are suggesting that a Home Warranty for the Buyer is excellent insurance for them when waiving so many inspection issues—but also that covering the seller through the end of the listing/closing is a great benefit when preparing your offer!

Home warranties help protect your home from unexpected repairs. When something breaks down, you can file a claim with the warranty company, and they will assign a service provider or repairman to assess the problem and carry out necessary repairs. This will ultimately save you the hassle of finding a suitable repair person on your own, saving time and money.

If your repair claim is covered under the warranty, then the home warranty company will coordinate and cover the cost up to the limits outlined in your contract. Reviewing your plan’s specific terms and conditions is important to ensure you know what is covered and how to file a claim.

Lately, it has been instrumental in sellers accepting our buyers’ offers by perceiving the Home Warranty to be very respectful of the sellers, while saving them money & hassle, too.

Seller coverage is beneficial to any home seller, in virtually any market.  The home warranty provides both buyer and seller coverage to clients. This benefits everyone- it benefits you as a buyer- protection for the seller- and a negotiating tool for me, your real estate representative –  by providing a plan for breakdowns, system failures, and other problems that can slow down or complicate the closing  (as well as future issues that may come up).

With this valuable seller coverage, you can expect:

  • Coverage for crucial systems and additional home items
    • The home is covered for up to six months (from American Home Shield) while it’s on the market and no payment is due until closing, which becomes a line item on your closing statement.
    • No surprise repairs
      • If a covered item breaks while your client’s home is under contract, we connect them with a qualified contractor and help manage the cost.
      • A smoother closing process                   
      • Streamline negotiations by having a plan that addresses issues before they even arise.
