How Would you Like your Home Marketed?

When thinking about putting your house on the market, there are many things to consider, and many chores to prepare for.  But amongst them all- one of the most important considerations is:

What do I list it for?

This is no simple task.  Most homeowners feel it is their house, therefore their decision. Which actually is correct- but it must be explained that HOW you list will reflect WILL it sell.

Important issues to consider when deciding how and when to move forward:

There are basically three choices a homeowner must make if they want their home to be sold in a timely manner.  The first is pricing it above what the market is telling us.  This “Event” pricing can work in certain markets, but you must have a trusted advisor (a Coldwell Banker Realtor) to guide you about the “going” or average CMA rate and what is happing in your specific marketplace.

The second choice would be to choose the value according to a CMA (Comparative Market Analysis).  The analysis considers the location, age, size, construction, style, conditions, and any other comparables that might affect the price in your area.

The third choice is to price the home below market value.  Or: Competition Pricing.   In certain markets this strategy is used to entice multiple bids- and perhaps draw a higher price point offer.

Each choice brings along its own strategies and compromises.  You will need a seasoned negotiator to point out what is the best strategy for you, depending on your goals and objectives.

After these decisions have been negotiated it will be up to your seasoned, professional Realtor to bring the contract to close with many steps in-between.

SETTING CUSTOMER EXPECTATIONS

Also to be considered in the negotiation period is who you must sell the agreed upon price to:

First, to the “agent” to show the house
Second, to the “buyer” who writes the contract
Third, to the mortgage company so it appraises.
