Whitney Houston, Neil Cavuto and Chris Christie Have All Called This New Jersey Suburb Home

Mendham, about 40 miles from Manhattan, is a quiet enclave that offers acreage and privacy

Picturesque and charming, Mendham, in north-central New Jersey, is an upscale suburban town located in Morris County, about 40 miles west of Manhattan. 

The neighborhood is a hidden gem for luxury seekers who want privacy and understatement.

The town is divided into two main areas: Mendham Borough and Mendham Township. Tree-lined streets, historic homes and close-knit communities characterize both. Many of Mendham’s buildings date to the 18th and 19th centuries, and the quaint downtown area is full of locally owned stores, restaurants, and coffee shops.

Greenspaces, rolling hills and parks such as Schiff Nature Preserve and India Brook Park fill the countryside surrounding Mendham, along with the New Jersey Audubon Society on Hardscrabble, and the Raritan Headwaters Association protecting our water supply.

 Also, Jockey Hollow State Park boarders both Mendham and Morristown, famous for Washington’s encampment during the Revolutionary War, featuring walking paths and open fields.  A great place to live if you like to be outdoors hiking, biking, canoeing, and exploring nature.

Mendham is also known for its highly rated public and private schools, excellent quality of life, low crime rates, and easy access to major highways like Route 24. The town offers a peaceful yet convenient alternative from busy city life.

Boundaries

Mendham is bordered by Chester to the west, Morris Township to the east, and Bernardsville to the south.

 

Price Range

Home prices in the town do range widely. Buyers can expect a starting price of $500,000 for a smaller, modest single-family home or townhouse to $2 million or more for a more significant estate.  The cost for a standard three-bedroom home recently begins at around $650,000, while luxury homes with acreage and amenities can surpass $3 million.

Housing Stock

Mendham’s housing choices comprise of various styles of single-family homes, including Colonial, Georgian, Classic and Contemporary modern luxury estates. 

There are limited rental options and very few apartments or luxury condos, as the town’s zoning favors larger lot sizes and lower-density housing.  Prospective renters may find a few single-family homes available but cautioned that rentals are limited and tend to command a premium.

Also, the housing stock in Mendham Township and Mendham Borough differs. The former offers larger properties with expansive lots. The Borough’s homes are closer together and a mix of historic and newer properties. 

Due to the smaller lot sizes and proximity to the center, the Borough offers a more traditional choice of homes while the Township homes are larger and are offered on expanded lots.

Luxury Amenities

Mendham has an active, cozy downtown lined with upscale clothing boutiques, coffee shops, gift stores, spas and hair salons. No box stores or flashy front windows to be found here!

Mendham is not known for big box stores, or the like. KINGS supermarket rates the largest. There is also a fair share of high-end gyms and excellent restaurants, such as the Black Horse Tavern & Pub, which dates to the early 18th century and serves American food.  It boasts being New Jersey’s oldest continually running restaurant, dating back to 1742, offering a cozy, rustic atmosphere and a perfect place for gathering with family and friends.  History meets tradition, to reflect post Revolutionary War Standards.  Come see!  Be part of our history!

 

 

Also, located in the immediate area, are several prestigious clubs, including Roxiticus Golf Club and the Mendham Golf & Tennis Club.

Schooling is top-rated. The town has several grammar and middle schools that all funnel into Mendham High School, which is highly regarded nationwide. 

What Makes Mendham Unique

Mendham offers a blend of historic charm and modern amenities set against a backdrop of scenic beauty. Many properties have preserved landscapes, with tree-lined streets, historic homes, and expansive green spaces, creating a secluded yet connected lifestyle. The town has long-standing annual traditions and events, such as parades, and offers a welcoming, small-town atmosphere.

Who Lives Here

Mendham residents tend to have higher-than-average incomes and be well-educated. They include families and professionals, many of whom are in the middle of their careers or raising children.

The town’s residents tend to be those who are seeking a peaceful, high-quality lifestyle close to New York City.

Notable Residents

Mendham has its fair share of high-profile homeowners, Whitney Houston and Bobby Brown raised their children in Mendham, while former New Jersey Gov. Chris Christie currently lives here, as does Neil Cavuto, the Fox News and Fox Business Network anchor who recently announced his departure from that network. Past and current players and coaches for the Jets and Giants also call the area home.

Outlook for Prices

Home prices in Mendham have increased over the last few years, especially as demand for suburban and semi-rural properties rose post-pandemic.  Property values have climbed by around 10%-15% over the past five years, with a slight cooling but steady appreciation expected to continue. Mendham will continue to appeal to high-income professionals because of its lifestyle, proximity to New York City, and strong local schools. Since there is always demand for upper valued homes, it is not likely to become oversaturated. 

 NEW CONSTRUCTION LIMITATIONS

Due to the town’s residential zoning and the existing built environment, there is limited land available for new large-scale development, Mendham has a reputation as one of the more desirable towns in North-Central New Jersey for those seeking suburban comfort without sacrificing proximity to urban amenities, and I think that will be the case going forward.
