What Are the Biggest Concerns for Sellers?

Even when you may have full confidence in my experience and service, you may still harbor concerns about selling your home. In addition to the complexities of real estate transactions, selling a home can be an emotional and stressful experience for many people.  I have highlighted some of the issues that may be of concern for a lot of my clients.  Please read below about some of the issues I have compiled to think about and see if they fit your feelings:

 

Confront Your Pricing

For most people, a home is a big financial investment and its resale value can be an important component of your financial planning. Additionally, you may be counting on a certain sales price to enable your next real estate move to make sense. Helping to confront this concern I aim to provide you with realistic expectations with true facts and information about current market conditions in your area, and by producing comparable housing sales statistics. The asking price plays a very big part in attracting buyers (and their representatives) to your home in the first place. 

 

Timing is Everything

You can feel very vulnerable about potential timelines as you wait for offers to come in. Will the home sell in time to find another place to move? If you have already found another home, will you sell your home in a convenient amount of time to make that work? Will you have enough time to pack your belongings and move? Will the timing of the sale interfere with other upcoming life events, such as graduations and vacations? 
I can help you walk through average timeframes to help you understand the steps that need to be completed so that you will know what to likely expect. 

 

Leaving Your Nest

You also may have strong emotional connections to your home. Even if you are selling for very good reasons, moving on can be hard. Leaving a home can be especially difficult if you have raised a family in the home, if it was a first real estate purchase, or if it was your dream home. Showing understanding about any reluctance you may express about leaving, I help you see how your home will bring the same joy to your new buyers, as it did for you, as an example.

 

Security Issues

Having strangers troop through your property for showings, open houses, inspections, and appraisals can leave you feeling vulnerable. To help assuage any fears, I like to go through the safety and security measures I  practice when consulting with my sellers. I let them know exactly who will have keys to your home (or an electronic lockbox) and how those keys are managed, as well as how any security passwords or access codes are handled. I fully explain to my sellers what security measures to expect during showings and open houses, such as what agents will be present, sign-in requirements, and to make sure that all doors are locked when leaving are a few examples. To be on the safe side, I suggest that you lock up or remove any valuable or sentimental items while the home is on the market. This is all explained as we move through your concerns.

 

Inspection

Home inspections can cause a lot of anxiety, even when a home has been well maintained. Going over what is covered in an inspection report I make sure my sellers understand how they can help facilitate the inspection by making sure the inspector can access the areas and systems to be included. I advise my sellers to go ahead and fix any known or suspected defects before showings begin and to continue to take care of routine maintenance while the home is on the market.

 

Breakdowns

Sellers may be concerned about what would happen if a major system or appliance fails during the listing period or after they turn the home over to the new owner. I recommend an American Home Shield® home warranty with the Seller Coverage Option which can be especially valuable for listings. This can help protect my clients’ budget from unexpected covered breakdowns while you are on the market and can help reduce home inspection issues that may arise later on in the process. 

These are a few of the concerns many people have that can be easily discussed and made aware of for a smooth transaction with little or no problems.

 

Knowing what your concerns are may help to allay any fears and calm your nerves as I explain each step. I like to have open and honest conversations with my sellers asking them questions about these potential issues and encouraging them to share any other concerns that may be bothering them. Confronting concerns head-on can help me provide the kind of service excellence that leads to happy, satisfied clients.
